Drive to Deliver New Homes
The Government has announced plans to build 1.5million new homes over the current Parliament. To facilitate this, changes have been made to national planning policy and guidance to support the delivery of new homes across the country.
New Homes in North Yorkshire
North Yorkshire Council (NYC) is in the process of preparing a new Local Plan to cover the whole of the county. This plan will replace current local plans for the former districts but is not expected to be in place until at least 2029/30. In preparing this plan, NYC will be required to allocate land to deliver at least 4,077 new homes each year. This is 64% more homes than was accommodated in the former districts’ Local Plans.
The significant increase in housing requirements will require NYC to identify additional sites for housing development. Brownfield sites on the edge of existing settlements can be sustainable locations to deliver these homes, whilst also providing a range of other services and facilities to complement those available to the existing community.

New Homes in Tockwith
The development will provide up to 1,100 high-quality new homes, ranging in type, size and style; including affordable housing with a mix of affordable tenures. This represents a significant opportunity to meet local housing need whilst providing quality homes in a sustainable location.
This Site presents an excellent and unique opportunity to provide much-needed new homes in North Yorkshire and a significant amount of services and facilities to meet local need. It would constitute the efficient use of a predominantly brownfield site which is currently occupied by uses which are not complimentary to the surrounding amenity, including vehicle storage, go karting, tyre storage, and modular housing component storage. Tockwith is strategically located in North Yorkshire. There is a train station just 4km to the north in the village of Cattal which links Leeds (via Knaresborough and Harrogate) and York.
Trains run to York and Leeds every 30 minutes. Bus services are currently available from the Village which provide a 30-minute service to York and a 15-minute service to Wetherby. The development includes the possibility of introducing a shuttle bus to Cattal train station and opportunity to offer a higher frequency of bus services serving local people.
There are existing employment opportunities at the western extent of the northern boundary in the Marston Moor and Rudgate Business Parks which include existing light industrial premises and offices which are used by a range of local and regionally based businesses.
