In preparing for a forthcoming planning application we have considered the following:
Active Travel

The development will provide improved access to the surrounding public footpath and bridleway network, with a number of access points being created within and throughout the site.

Options are being explored for potential assistance with the long-planned restoration of Skewkirk Bridge over the River Nidd as part of wider benefits of the development.


Highways

Permeable network of direct and convenient routes for non-vehicular traffic across the Site.

Provide routes within the Site for recreation, play, dog-walking and exercise.

New vehicular access points that consider the impact on existing highways.
Ecology/Biodiversity
-
A Preliminary Ecological Appraisal (including Biodiversity Net Gain (BNG) baseline assessment) has identified no significant ecological constraints at the Site which would preclude its development.

Delivery of a minimum of 10% Biodiversity Net Gain.

Enhancements to existing habitats and retention of existing trees on site where feasible.

Flooding

The Environment Agency Flood Map for Planning indicates the Site to be predominantly located in Flood Zone 1 (defined as land having a ‘low probability’ of flooding from rivers, i.e. a less than 0.1% annual probability).

This development provides the opportunity to provide improvements to local surface water drainage and water quality, as well as providing wider ecological and biodiversity benefits through potential new Sustainable Drainage Systems.
Landscape

A Preliminary Landscape and Visual Impact Appraisal has identified no landscape or visual impacts which would prohibit development.

We will develop a strong landscape framework to minimise the impact of the development upon the immediate landscape character.


Heritage

We are assessing the history of the site and considering options for how redevelopment could best reflect the sites historic use and role in Tockwith.
